This 32-story project was developed by The Sheldrake Organization in accordance with the Battery Park City Green Residential Guidelines and the U.S. Green Building Council’s LEED rating system.  Located on a 45,000 sq. ft. footprint, just east of the Hudson River. An end-bearing pile foundation was selected in combination with a fully waterproof “bathtub foundation” to transmit the loading of the building to bedrock and simultaneously resist the hydrostatic forces of the ground water which is lies approximately 12’ below grade.  It includes 250 high-end, residential units, 26,000 sq. ft. of non-profit space, health club, pool, and spa areas, as well as a multi-level underground parking structure. The building provides the first New York Public Library branch for Lower Manhattan and won the Gold Medal Building of America Award from Real Estate and Construction Review.
