This new 50-story mixed-use tower serves as the World Headquarters of Random House, Inc., the world's largest English-language general trade book publisher. The building consists of 25 floors of commercial space topped by 23 floors of high-end condominium residences, along with 35,000 square feet of retail space and a 130-car parking garage.
Create a state-of-the-art corporate headquarters at the base of a residential tower with expansive Hudson River, Central Park and Downtown views. As Construction Manager, we assembled consultants to bring innovation to the design, and ensured that the core and shell would be constructed without impacting the commercial interior fit-out and residential fit-out.
We used advanced technology to successfully manage the logistics of marrying a steel commercial structure with a cast in place residential tower. The exterior façade consists of different curtain wall systems; specifically, stone and glass along the commercial base, and all glass in the residential tower, providing operable windows in the residences. To control sway, we installed a completely passive liquid tuned damper, the first in the United States, at the top of the building. The excavation and foundation work required extensive shoring and bracing, due to the close proximity of subway tunnels.
The Random House World Headquarters has received several awards, most notably the 2002 Award of Merit for Best Mixed-Use Building of the Year from New York Construction.
