Plaza was retained in a Project Management capacity to oversee the pre-construction and construction effort including orchestrating the work of the design and consulting team, preparing budgets, schedule, and logistic plans, and overseeing the bidding of the project to general contractors on a phased basis.  Scope of work to be accomplished includes the complete replacement of all base building systems, asbestos removal, and reconstruction of the facilities in a new stacking plan.  This project consists of 6 phases; the fit-out and infrastructure upgrade is completed concurrently.  The building is occupied during the six phases of this project.  These base building systems include: all new plumbing and risers, water, waste, vent, mechanical systems, fire protection systems, fire alarm systems, and BMS systems.  A 500 ton aux chiller plant was constructed so the main building plant could be replaced without any interruption of daily business operation.  Originally the building set-up consisted of a central system.  In phase one of the project the central system was changed to an independent floor by floor system along with replacement of a pressure break system, a new pressure steam system, floor by floor air handling units, and fresh air fan smoke purge.  The new BMS has the ability to control environment from a variety of remote locations as well as maximize energy efficiency.
