Plaza Construction Corporation was retained by Random House to provide
pre-construction services and interior general construction for
their World Headquarters building at 56th Street and Broadway.
Random House, Inc. is the world’s largest English-language book publisher.
It is a division of the Bertelsmann Book Group of Bertelsmann
AG, one of the foremost media companies in the world.
The 650,000 SF project consisted
of 25 floors, including
a full-service kitchen and
multi-function dining space
for 300, training facilities, a
medical suite, smoking room,
and a guest dining facility
which can be reconfigured to
accommodate a variety of
events while maintaining the
ambience of a four-star
restaurant. The typical
office floors have a generic
planning structure which allows for each business division to express
their individual identity. The design philosophy of the light infused,
warm and cheerful environment is translated into glass front offices
frosted to 5’6” allowing privacy for the users and natural light to
everyone on the floor. Random House, a private office intense company,
chose a meeting room with no infrastructure or construction
changes. Indirect lighting with point of use controls allow for a glare-free comfortable reading environment. Amenities also include informal
gathering / coffee pantries on every floor.
For over three years, the Plaza Interiors team
was an integral part of the project providing
product input, cost information, constructibilty,
and operations value engineering. This unique
collaboration has paid off in numerous ways. The
quality of the construction documentation and
coordination was superior as the consultants had
clear direction and variables were defined
upfront. During the purchasing process, we were
able to lock in aggressive unit pricing, provide a
clear scope definition to the trades and leverage
manpower to secure the project schedule.
The Owner was also able to finalize user plans at the latest possible date to avoid post- occupancy
changes in response to their dynamic organization. Plaza staffed the project to leverage
the personnel with specific skill sets during specific phases of the project. For instance,
Random House chose to get their Technology Center up and running in a full operational mode
early in the process which required a more concentrated technical effort for a shorter duration.
Working with their building management staff, we were then able to turn this portion of
the work over to them and refocus staff on the rest of the work.
