Plaza Construction Corporation was selected as Construction Manager for the Executive Level Floors for Emigrant Savings Bank.
Emigrant’s vision was to create a high level executive design which combined office space, conference rooms, as well as clerical space suitable for the
Emigrant Savings Bank Executives and their high net worth clientele.
One of the first challenges encountered was the complete abatement of hazardous asbestos fireproofing of the columns, beams, metal decking and ceiling
supports. Demolition of the 2nd floor was performed in multiple stages.
Existing steel trusses created an obstacle in achieving an acceptable ceiling height. The design team met this challenge by designing a barrel vault ceiling
for the corridors which encompassed the trusses. Several mockup’s were constructed until we created one which maximized the ceiling height while
complementing the barrel vault ceiling.
One of the major construction tasks was the removal of the existing convenience stair to the 3rd Floor and the construction of the new millwork convenience
stair. The transition was seamless as the 3rd Floor was able to conduct business while their new stair was being constructed.
The primary materials used for the 2nd Floor, aside from the solid Mahogany quarter sliced Honduras paneling, were Baldwin antique brass locksets with olive
knuckle hinges. Guadi marble wall and floor tiles were installed in the bathrooms. Entol 30” x 30” Villagio Beaux Arts ornamental ceiling system was used,
which provided ceiling access. All conference rooms received a custom carpet from Edward Fields.
The entire construction project was performed during the hours of 7:00 PM until 3:30 AM, as the 3rd Floor was an occupied executive level, construction noise
was not permitted as it might affect the day to day operations. The decision was made to construct this space during off hours.
