55 Water Street, New York, NY
Plaza Construction Corporation was selected in 1995 to serve as the
Construction Manager for the comprehensive infrastructure renovation of
55 Water Street, one of the country's largest office buildings, and to this
day performs a wide variety of on-call construction services.
As Construction Manager, Plaza coordinated
a comprehensive infrastructure installation
for the building's owner,
Retirement Systems of Alabama, a $16
billion pension fund with diversified real
estate, recreational and financial holdings.
In recognition of its superior reengineering
of the building, Plaza
received the 1997 Top Renovation Project
Award for Infrastructure Installations in
the New York Construction News' "Best of
1997 Awards."
Plaza successfully installed a redundant power supply system for integration
throughout the building while minimizing disruptions to existing tenants.
The system consists of eleven (11) new 1,750-kilowatt generators
and an articulating distribution system that provides redundant power to
meet the needs of tenants, many of whom require a fail-safe power supply.
Plaza coordinated the installation of new telecommunication risers and an
electric drive chiller plant in addition to other base building improvements.
Plaza also managed the complete replacement of every curtain wall panel,
as well as the installation of a 50-foot-tall rooftop antenna that created
the building's skyline signature silhouette. Also performed by Plaza was
the reconstruction of the Vietnam Veterans Memorial Plaza, as part of a
unique public/private private partnership between the City of New York
and the landlord.
To complement the grandeur of the
building's new infrastructure, the entire
25,000 SF lobby was renovated to include
elements such as terrazzo flooring, marble-cased elevator jambs, custom millwork,
a complex lighting system and a
spectacular vaulted metal ceiling that
spans the entire length of the lobby.
According to Ron Blount, the owner's representative
for this project, "Whatever
Plaza promised, it delivered."
