299 Park Avenue
New York, NY
The spectacular building located at 299 Park Avenue, between 48th and
49th Streets, provides its tenants with one of the most prestigious
street addresses in the world and a secure environment for corporate
operations. It is currently the headquarters of Fisher Brothers' real
estate investment operations.
In the past five years, Plaza has made many improvements to the building
to modernize it for the 21st century. These include a $200,000 new
roof installation, a $2 million transformer vault addition, a $7 million
installation of four 1,500-kilowatt diesel generators plus bulkhead structure
and switch gear, including a distribution system, as well as the
addition of a $3 million, 44-story freight elevator in the existing fire
tower shaft. In addition, the one million-square-foot first-class office
space at 299 Park Avenue includes zoned HVAC during business hours,
with customized arrangements possible.
As a center for company operations,
the building's closely monitored security
and access to the Waldorf-Astoria
and other superior hotels in the
vicinity add peace of mind and efficiency
to business meetings. The
building, whose 42 stories average
25,000 SF per floor, has an
interesting history.
It was originally built over primary
rail tracks for the New Haven Rail
Line, making its construction and
engineering a coordination feat. Two
layers of railroad tracks, not in platform
position, were intertwined on
two different levels. The foundation
of the building was constructed
through these "ladder tracks" without
interfering with a single train's operation.
